Atavia: Scottsdale’s New Luxury Condo Community with Private Elevators and Rooftop Decks
Atavia, an exciting luxury condominium community, is set to break ground in 2025 in Scottsdale, Arizona. This development will offer 88 exclusive units featuring private elevators and spacious rooftop decks, making it a standout in the city’s luxury real estate market. Atavia is the second Scottsdale project from Chicago-based Belgravia Group Ltd., following the success of Portico, which is located just across the street.

Building on that momentum, Atavia will be part of the $1 billion One Scottsdale mixed-use project at Scottsdale Road and Loop 101. Belgravia Group received Scottsdale Design Review Board approval in October and will begin infrastructure work in early 2024, with vertical construction starting mid-year.
“We will begin taking reservations later this month,” said Jonathan McCulloch, Belgravia’s CEO. “We’ve kept a Portico unit as a model to showcase Atavia next year.”
The general contractor for Atavia will be Maris Construction, with KTGY as the architect, the same team behind Portico, which is expected to be completed by spring 2025.

Ranging from 1,570 to 2,957 square feet, Atavia units will be priced from the $800,000s to $1.7 million. Each residence will include a private two-car garage with entry at the ground level, but what truly sets these homes apart is the unique layout. About half of the units will feature four floors, complete with a private elevator and rooftop deck ranging from 380 to 570 square feet.
The ground floor includes the entrance, mudroom, and garage, while the second floor offers additional storage. The fourth floor is the highlight, featuring a family room or office, another bedroom, and access to a private rooftop deck. McCulloch shared that the design process took six months to finalize. “I had the concept for years, but working with KTGY helped bring it to life,” he explained.
