Scottsdale-based real estate firm Aread Inc. is moving ahead with its ambitious Skyline Village project in San Tan Valley, south of Phoenix. The master-planned community, spanning 300 acres, is approved for 1,150 single-family homes and is already drawing major attention from homebuilders and prospective buyers alike.
Aread’s CEO, Nariman Afkhami, shared that the development, located at Skyline Drive and Quail Run, is progressing well. “We’ve started grading the entire site simultaneously, and it’s a massive undertaking,” Afkhami explained. Kevin McAndrews, president of KB Home’s Phoenix division, said construction is expected to begin next summer. Homes will range from 1,200 to 2,700 square feet, offering 3-5 bedrooms and 2-3 bathrooms. While pricing has yet to be announced, McAndrews assured that homes would be “affordably priced,” a key factor given the current real estate market.
“The southeast Valley is critical for our business as we expand into this growing area,” McAndrews said. “The combination of low resale inventory and limited availability of new homes at our price points puts us in a favorable position.“
Century Communities Joins In
Denver-based Century Communities has also made its mark, acquiring 124 lots in Parcel 2 for $15.5 million and entering escrow for 134 more in Parcel 6. According to Taylor Lilly,
Phoenix division president for Century, the company sees strong potential in San Tan Valley, with nearby employment hubs like the LG Energy Solution Plant driving growth.
Century Communities plans to build homes ranging from 1,300 to 2,600 square feet. Two product lines will be offered, with starting prices expected in the $300,000s. The company aims to start construction on model homes next summer.
Ashton Woods and Other Builders
Ashton Woods, another major player, has also secured 211 lots in Parcel 1 for $26.4 million, in addition to buying 153 lots in Parcel 3 for $19.13 million earlier this year.
Other notable transactions include Aread’s deals with The New Home Co. for 91 lots in Parcel 7 North and Dream Finder Homes for 130 lots in Parcel 7 South. All these developments are steadily pushing the project forward, contributing to the community’s growing appeal.
