Batter Up! Where to Live in the Valley if You’re Spring Training Obsessed
One of the most magical parts of living in Phoenix is being the center of baseball as soon as the spring rolls around. For the fans who have been itching to watch America’s game since it ended in the fall, flocking out to sunny Arizona is far from a chore.
But what if you’re looking to call Arizona home, or move that much closer to your favorite team’s spring training facilities so you’re always right in the action? Where should you look? What neighborhoods are affordable and within your budget?
We broke down some of the most affordable neighborhoods surrounding each stadium in the Valley so you can find your perfect home or home-away-from-home for the spring season.
Kansas City Royals and Texas Rangers
15930 N Bullard Ave. Surprise
Out in Surprise, the Kansas City Royals and the Texas Rangers share the aptly named Surprise Stadium, right off of Bullard Ave. and Greenway Road.
If you’re a diehard Royals or Rangers fan, you don’t want to be stranded out in Scottsdale, all the way across the city! No, you want to be right in the action in Surprise!
There’s a lot of available real estate in the area with something for everyone.
If you’re looking for a more affordable option, it’s worth heading a bit north to Sun City West, where houses and condos are a bit cheaper for those who are north of age 55 or older.
If you don’t happen to meet the age requirements of Sun City West, there are homes and condos in the price range of anywhere from $260,000 to $500,00 in the areas surrounding Surprise Stadium.
Plus, there’s a lot to do in the area when your favorite team isn’t hitting the field. From expansive parks to nearby shops and restaurants, you could easily find yourself staying here through the whole year if you wanted to.
Seattle Mariners and San Diego Padres

Compared to some of the other home cities on this list, Seattle and San Diego aren’t too far of a hike for fans to come visit during the spring. Only a few hours either by car or plane, fans of both the Mariners and Padres are always in their seats at the Peoria Sports Complex, ready to cheer on their favorite teams.
While there are some beautiful yet pricey homes in this area, there are a number of options south of $400,000 for sure.
Just like with Surprise Stadium, there are a lot of restaurants and shops right in the area. Right across the street, there’s even Arrowhead Towne Center, home to a ton of shops and restaurants.
This area of Peoria is also home to a lot of outdoor spaces to keep you active and thriving all year long.
Arizona Diamondbacks and Colorado Rockies

Good news! Fans of the D-Backs most likely won’t have to travel too far to watch their favorite team play in Spring Training! See, living in Phoenix all year round has some great perks.
For Rockies fans, it’s also not too long a drive to reach the Valley and watch some baseball.
While D-Backs fans can usually drive in from their homes pretty easily and aren’t looking for another place right in Scottsdale, Rockies fans might be facing a bit more of a challenge with the prices in Scottsdale.
However, there are a few neighborhoods that offer an affordable place compared to others. McCormick Ranch and Irvine Park offer cheaper homes for people who can’t afford a more lavish lifestyle.
There are homes south of the $400,000 mark; the closer you get to the stadium, the larger price tags you’ll see for some of the homes in the area.
Los Angeles Dodgers and Chicago White Sox

Midwesterns love to find their way to the warm weather of Arizona, escaping the bitter cold of true northern winter. It’s why every fall, there’s that sudden influx of snowbird license plates around the city.
As for Dodgers fans coming from L.A., the six-hour trek isn’t too blasphemous to make to watch your favorite team dominate once again.
If you’re a Dodgers or White Sox fan and Arizona is calling your name and capturing your heart, there are several great neighborhoods in the area of Camelback Ranch. While the location is technically in Phoenix, all the fun of Glendale is close by for all your non-baseball entertainment needs.
Fans can find homes in neighborhoods like Villa de Paz, Camelback Ranch, and Camelback Greens in the $300,000 to $400,000 range. There are a few homes in the area that are closer to $290,000, so those gems are worth checking out before they’re gone.
There are even condo options in the areas that start around $214,000 if that’s more in your price range.
Milwaukee Brewers
3805 N 53rd Ave. Phoenix
Another midwestern team that has a loyal fanbase here in the Valley and across Phoenix. American Family Fields of Phoenix is a taste of home for many snowbirds and tourists who flock to the area for the spring season.
Time to crack a cold one and find your seats in your winter home away from home.
If you’re looking for a home that’s not too far away from the Brewer’s complex but is still reasonable in price, you’re in luck! A lot of the homes in the area are in the $250,000 – $350,000 range, making this one of the most affordable areas to live in if you’re a fan of the team from the 414.
Just like Camelback Ranch, the stadium complex is technically in Phoenix, but it’s still close enough to Glendale as well.
San Francisco Giants
7408 E Osborn Road, Scottsdale
Only a two-hour flight from Phoenix, San Francisco Giants fans can quickly make the trip back and forth between their home city and their spring home-away-from-home.
But that’s no surprise, as droves of Californians are packing up and heading out east to Phoenix.
According to a 2024 report from StorageCafe, an average of 173 people per day have moved from California to Arizona over the past decade. It only makes sense if some of those people are coming from the Bay Area and bringing their love of the Giants with them.
If this is you, there are a lot of really nice neighborhoods surrounding Scottsdale Stadium, but if affordability is your goal, you might be looking a little farther away from the field.
Neighborhoods like Peaceful Valley, Holiday Park, and Irvine Park are still nice and a little bit more affordable than some of the other Scottsdale neighborhoods. In these areas, you can find homes for under $400,000 in some areas, while other neighborhoods in this area are home to multi-million dollar homes, which are out of almost everyone’s price range.
Los Angeles Angels

Let’s get out of Phoenix and Scottsdale, and let’s head south of the 202.
If those L.A. area prices are feeling like they’re becoming too much for you, but you’re looking to be close to your favorite team, there’s some good news for you. The area surrounding Tempe Diablo Stadium is pretty affordable, especially compared to the Scottsdale neighborhoods.
Neighborhoods such as Patio Homes East, Peterson Park, Woodbrair, and Roosen Gardens have homes as low as only $35,000 in a mobile home park, or houses that average between $225,000 to $450,000.
Chicago Cubs
2330 W Rio Salado Pkwy, Mesa
Across town, just like they are in their home city during the regular season, the Chicago Cubs and the Chicago White Sox are in vastly different neighborhoods, so don’t get them confused.
If you’re looking to catch the Cubbies while they’re training in the Valley, Sloan Park is where you’ll find them. Located right on the border of Tempe and Mesa, there are a ton of neighborhoods right in walking distance to the spring stadium.
Condos and houses in this area start as low as $200,000, and townhouses and homes range from about $270,000 to $500,000. And these homes are just down the road from the stadium, saving you the hassle and pain of having to deal with traffic and parking at the stadium complex.
Plus, if you’re over 55, there’s a mobile home community with places as low as $27,000 just a few more blocks down the road! Not a bad deal if you’re looking for a retirement home away from the bitter cold Chicago winters, but not far away from your Cubbies.
Athletics
1235 N Center Street, Mesa
Last but certainly not least comes the Athletics.
While it’s hard to truly pinpoint the Athletics current home base during the regular season, between Oakland, Sacramento, and the future home of Las Vegas, we for sure know where they’re going to be during Spring Training.
Every February, fans of the Athletics can all find a home at Hohokam Stadium right in Mesa.
But what if you’re looking for an actual home close to the stadium? You have a ton of options. From places as low as $200,000 to places that hover in the $300,000 to $400,000 range, there are a lot of options in the area for those looking to find a home base for their team, even if just for a little while.
