Arizona is in the Top 10 Most Expensive HOA Fee States according to HOAStart, coming in at second place behind a surprising Missouri, sitting in first.

Part of that is that there are a ton of resort-style communities that often offer premium amenities such as golf, pools, fitness centers, and security, which can drive up HOA fees. 

But HOA fees can vary throughout the Valley, depending on where you live and the type of home you live in. 

Many neighborhoods in the Phoenix area don’t have any additional HOA fees, and people are able to live in the Valley without the thought of another fee to add to their monthly budgets. 

But if you’re looking for a condo or a resort-style community to call your home (or second home), it’s helpful to know which neighborhoods in the Valley you can expect lower HOA fees.

Mesa

Let’s start down in the ever-expanding Mesa. HOA fees can range, and are pretty low compared to nearby Scottsdale (we’ll get to that in a minute). In Mesa, HOA fees typically range from $70 to $200 per month, with most homeowners paying around $150. 

If you’re looking for a higher lifestyle in Mesa, luxury developments with extensive amenities can reach $400 or more.

Tempe

And right next door is Tempe, another growing community that is great for young professionals. Community members who already live in residential communities in the area have reported fees ranging from $70/month for basic amenities to $275/month. 

Townhomes on the Mesa/Tempe border have been noted to have HOA fees of around $115–$205/month.

Phoenix

Now, let’s talk about Phoenix. Phoenix covers a huge chunk of land and has a variety of different housing types and units. 

HOA fees in Phoenix vary significantly depending on the type of community and amenities, with security gates, pools, fitness centers, or golf courses typically having higher dues, while older communities or those with fewer shared amenities may charge less.

Scottsdale

I told you we were going to get to Scottsdale. Here is where you can find some of the most luxurious communities in the area, but they come at a price. 

Luxury developments can range between $500 and as high as $4,800 a month, especially at places like the Scottsdale Waterfront Residences on Camelback Road. According to Homes.com, these high fees at the Scottsdale Waterfront Residences cover everything from insurance, sewer, pest control, street maintenance, front yard maintenance, gas, trash, water, roof replacement, and exterior maintenance.

Other private communities in north Scottsdale, such as Desert Mountain, have pretty high fees as well, where residents pay over $2,000 a quarter for amenities, security, and infrastructure. 

If Scottsdale is your desired neighborhood, make sure you know how much your HOA fees could be and what they cover. 

Other Fees

While some communities might not have HOA fees specifically, there are sometimes other fees that might sneak in and are important to ask about if you’re buying or even renting a property out here in Arizona.

Before you settle on a place, check to see if the community or apartment has fees for trash removal, pool maintenance, and sometimes utilities like water as well.
